Downtown Seattle office vacancy rate hits record as market struggles to recover

Downtown Seattle’s office vacancy rate climbed to a record high in 2025, showing the market is still struggling even if its worst days are behind it, experts say.

Downtown Seattle’s vacancy rate rose to 39.1% in the fourth quarter, according to a report from Colliers last week. The rate takes into account direct vacancy as well as sublease availability.

Recovery in the office market could still be a long way off, Jacob Pavlik, a commercial real estate researcher at Colliers, told the Business Journal.

He cautioned against putting too much weight on what the vacancy rate means for the health of the office market in “post-Covid times,” pointing to other indicators like building sales and how many companies are requiring in-office work.
