so the oppressive months are from mid-June through mid-October and those timeframes can shorten with some luck.

The growth is sustainable because the other eight to nine months of the year are pretty enjoyable. I live in Bryan which is 2 hours away and the temperature is 78 degrees today. That's a positive point compared to shoveling snow or driving on icy roads. By the way, I hope you weren't impacted by the flooding.
